XRE.TO — iShares S&P/TSX Capped REIT Index ETF
This one leans income — the math backs that out clearly. BlackRock's own 10-year annualized return is 5.11%, and the current yield is around 4%, which leaves only about 1% a year in actual price growth over that stretch. So while it's not a pure income fund with zero price movement, the vast majority of what this fund has returned has come from the distribution, not the unit price climbing.
XRE is a plain, no-derivatives fund — it just holds Canadian REITs (real estate investment trusts), capped so no single trust can be more than 25% of the fund. In practice it's concentrated: only 16 holdings total, and the top 10 make up over 80% of the fund, led by names like RioCan, Canadian Apartment Properties, and Granite REIT. It spans different property types — shopping centres, apartments, industrial/warehouse, and a smaller slice of office space — but it's still a single-sector fund at heart: real estate, and real estate specifically reacts to interest rates in a way most other dividend sectors don't.
On fees: the MER is 0.60% — reasonable for a sector-specific fund, though pricier than the broad diversified options on this site.
It pays monthly, currently around $0.06/unit, working out to a yield around 4% at today's price (around $17). Performance has been genuinely bumpy — its own official numbers show it dropped in 3 of the last 10 calendar years, including a rough 2020 (-13.6%) and 2022 (-17.4%), and its worst 3-month stretch (ending March 2020) took a $1,000 investment down to $734. 2025 was modestly positive (+9.0%), but this is a fund with real scars from the higher-rate environment of the past few years — REITs tend to struggle when rates rise, since it makes their debt more expensive and competing fixed-income yields more attractive.
What's the actual risk rating?
BlackRock's own ETF Facts document rates XRE "Medium to High" risk — notably a step above most of the other funds covered on this site so far, which have mostly landed at "Medium." That higher label lines up with, if anything, an even more cautious real-world read: the small number of analysts tracked on Stockchase over the past year leaned sell rather than buy. Worth being straightforward about this one — there isn't a gap where the official label undersells the risk; both the official rating and the people who follow it agree this is a genuinely more volatile, rate-sensitive holding than a typical dividend ETF.
Plain-English bottom line: The "Medium to High" rating isn't understating things — real estate is one of the more rate-sensitive, cyclical corners of the dividend-investing world, and both the official rating and analyst sentiment point the same direction here.
A high yield alone doesn't say whether a fund's price is holding up or quietly being eaten away to help fund the payout — this looks at that separately, using the fund's real price history, not a prediction. Declining doesn't mean the fund is a bad choice; some funds are built to pay out more than they grow, on purpose. It just means part of what you're receiving may be a return of your own money rather than new income.
